Step 1: Setting Up Chat GPT and Google Sheets

The first thing you'll need is Chat GPT, which you can easily access online. Additionally, make sure you have a Google Sheet account, which is free if you have a Gmail account. Open both Chat GPT and Google Sheets and let's move on to the next step.

Step 2: Integrating Chat GPT with Google Sheets

To integrate Chat GPT with Google Sheets, follow these simple steps. First, click on the "Extensions" tab in Chat GPT. You should see the option to set an API key. Now, where do we get the API key? It's easy! Just open the link provided in the description or on the screen for mobile users. You'll be taken to a screen where you can create a new API key. Once you've generated the key, copy and paste it into the API key field in Google Sheets. Click "Check" to validate the key and then save it. Done!

Step 3: Writing Prompts and Generating Leads

Now comes the fun part - writing prompts to generate leads with Chat GPT. In Google Sheets, type in the formula "=GPT()" and select "Table" as the option. This formula allows you to generate a table from a prompt.

For example, let's say you want to generate a list of 20 loan officers in the United States along with their email addresses. Simply type in the prompt like this: "List 20 loan officers in the United States with their email addresses." Once you hit enter, Chat GPT will start generating the table with the desired information.

It allows me to manage and warm up multiple Gmail accounts without going through the hassle of domain warming or setting up custom emails. You can even buy aged Gmail accounts online to save time on the warming-up process.

Once you have your accounts set up, you can start warming them up gradually using the daily warm-up limit feature in Instantly. This ensures that your emails are delivered successfully and have a higher chance of being opened.

I recently tested this strategy and achieved a decent open rate of 58%. Remember, if you want more replies, it's best to send a larger volume of emails. Aim for a reply rate of at least 1%, although 3-5% is more realistic with a larger email list.
